✨ Respect & Noise • Quiet hours: 9 PM – 9 AM. • TVs and smart speakers automatically lower volume overnight. • Please always be mindful of others who might be resting or on night shift. • If you’re home alone, feel free to relax — just remember sound travels easily. ⸻ 🚭 Smoking • No smoking indoors — including the shed or games area. • Smoking is allowed outside only. Please close doors so smoke doesn’t enter the house. ⸻ 🧹 Cleanliness & Shared Spaces • Shoes: Please leave dirty or muddy shoes outside. Indoor slippers are provided. • Bathroom: Leave it tidy and take your toiletries with you after use. • Kitchen: • Rinse and place dishes in the dishwasher or sink. • Hand-wash larger items like pots and pans. • Leave benches and appliances clean for the next guest. • Fridge: • Clear out old or expired food. • The fridge is cleaned on Fridays and after check-out. • Filtered water and ice are available. • Bins: • Use labelled bins for general waste, recycling, green waste, and cans/bottles. • Bulky rubbish goes into the large outdoor bins. ⸻ 🛏 Bedrooms & Personal Items • Keep your belongings inside your room to maintain tidy shared areas. • Don’t remove any items (linen, towels, plants, cutlery, plates, etc.) from your room or the house. • Linen care: Please avoid staining or damaging bedding and towels. Replacement fees apply if needed: • Fitted sheet $59 | Flat sheet $39 | Doona cover $69 • Doona blanket $183 | Bath towel $23 | Face towel $6 • Pillowcase $9 | Mattress protector $40 Please don’t use towels or sheets for makeup removal or cleaning. ⸻ 🔒 Security • The front door locks automatically 3 seconds after closing. • If it beeps, it isn’t locked — press the lock symbol (🔒). • Always make sure the door is locked when leaving. ⸻ 🚗 Parking • The driveway fits 2 vehicles and operates on a first come, first served basis. • Please park close to either the left or right side so both vehicles can fit comfortably side by side. • Do not drive or park on the grass — reticulation runs along the edges and may be damaged. • If the driveway is full, you can park across the road on the grass verge. • There’s also a concrete verge at the front of the property, but please do not obstruct the footpath — parking across it may result in a fine from the council. ⸻ 🐶 Pets & Plants • Our friendly French Bulldogs love pats but please don’t feed them — they’re on a special diet. • Please don’t move, water, or tamper with any plants inside or outside the house. ⸻ 🥤 Mini-Fridge & Snacks • Each room has a stocked mini-fridge. • Drinks and snacks can be purchased via the QR code provided. • A photo inventory is taken before each stay. • Missing or unpaid items may incur a 25 % admin fee. • The mini-fridge is for minibar items only, not personal food storage. ⸻ 🚫 Drugs & Illegal Substances • The possession, use, or distribution of illegal drugs or substances is strictly prohibited. • Any breach will result in immediate cancellation without refund and be reported to Airbnb. • Prescribed medication, alcohol, and legal substances are fine. ⸻ ⚡ E-Bikes & E-Scooters • Do not store or charge E-bikes or E-scooters inside (including the shed/games room). • Store them outside at least 5 m from the house. • There’s a power point near the decking for charging. ⸻ 👥 Visitors • Only guests named on the reservation are permitted at the property. No visitors or additional guests may enter without prior written approval from the host. All authorized guests will receive an individual access code or key. If any individual arrives without an access code (including those claiming an unverified reservation or who are locked out), do not grant entry; refer them to contact the host directly via the messaging system or ring the doorbell for immediate connection to the host. ⸻ 🪪 Check-In Requirements • All guests must provide government-issued photo ID, digitally sign short term agreement and pay a security deposit (if applicable) before access codes are issued. • A refundable $200 security deposit may be required and collected by Hospitable to cover any damages, excessive cleaning, or missing items ⸻ 💬 Respect the Home & Others • Treat the home, furniture, and other guests with respect. • Report any accidental damage straight away — honesty helps resolve things smoothly. • We aim to create a calm, friendly environment where everyone feels welcome 🌿
